Delivered in time for summer, this Elevate Barn 114 is heading to its forever spot in the Coromandel, where long days, sandy feet and relaxed coastal living are very much the brief.

Based on one of our most popular two-bedroom, two-bathroom plans, this home shows how a well-loved design can be thoughtfully adapted to suit individual lifestyles, without losing the simplicity and functionality that makes the Barn 114 such a favourite.

Clad in soft grey Abodo thermally modified timber, the exterior has an easy coastal feel that sits naturally in its beachside setting. Understated, durable and designed to weather beautifully over time.

While the Barn 114 provides a strong starting point, this home includes a number of considered changes that reflect how the clients wanted to live in the space. One of the most significant was relocating the laundry from behind the entertainment wall to a position behind the scullery, opposite the back door for everyday practicality. This change allowed for a dedicated office alcove within the living space, a larger ensuite shower, and the addition of a freestanding wood burner at the opposite end of the entertainment wall, ideal for cooler Coromandel evenings.

The main living area features a high pitched ceiling, an optional upgrade that adds light and volume while reinforcing the home’s barn-inspired character. A dining table extension to the kitchen bench supports relaxed entertaining, whether it’s casual family meals or hosting friends over summer.

The kitchen layout was subtly refined to accommodate the relocated laundry, with an under-bench oven replacing the standard wall oven, a slightly reduced scullery and a new full-height pantry to ensure no loss of storage. To strengthen the connection to future outdoor living areas, several windows were reimagined as doors, with both bedrooms and the main living space opening directly onto planned decks.

This project is a great example of how our standard plans can be adapted to suit individual needs and preferences, while still benefiting from a proven layout and streamlined build process. The result is a home that feels personal, practical and ready to be enjoyed from the moment it arrives.
